When you are planning your next Arizona vacation<\/strong> is it best to use a property management company to secure your Arizona rental<\/strong> home?\u00a0We think the answer is yes and it’s not just because we are in the business.\u00a0Once you weigh the pros and cons the decision is easy to make.<\/p>\n

The Pros.<\/strong><\/p>\n

    \n
  1. Licensing:<\/strong> Arizona requires that a Property Managers\u00a0be\u00a0a Licensed Real Estate Entity with a Licensed Real Estate Broker to oversee the day to day operations of the business. You will come across companies offering homes for rent without\u00a0proper Real Estate Licensing\u00a0and without a Broker. These companies\u00a0will tell you “We are not Property Managers, We are simply advertising the\u00a0property\u00a0for\u00a0By Owner Vacation Properties<\/em>.”\u00a0 The Arizona Department of Real Estate\u00a0Law Book defines\u00a0that\u00a0 a “Finger Pointer\/Advertiser” must put the consumer\u00a0in direct contact\u00a0with the\u00a0Owner\/Landlord and or\u00a0a Management Company and not act as a intermediary in the discussion or negotiations in price the procuring of a rental home\u00a0on behalf of the owner. These companies are\u00a0in violation of\u00a0Arizona State Law.<\/li>\n
  2. Trust Account.<\/strong> Licensed Management Companies\u00a0are required by the Arizona Department of Real Estate to maintain a Trust Account to hold the rental proceeds and security deposits. I would sleep better at night knowing my hard earned money is being held in the\u00a0Trust Account of a licensed Broker rather then a\u00a0company operating in the\u00a0grey\u00a0or a for Rent By Owner’s personal checking account.<\/li>\n
  3. Transparency. <\/strong>A Property manager will\u00a0give you\u00a0the physical address of the\u00a0property you have rented and that address should be on your rental agreement.\u00a0There is absolutely no reason\u00a0why you shouldn’t be given this information up front.\u00a0If anyone ever tells you a story why they don’t give\u00a0out the address in advance\u00a0you should be suspicious and proceed with caution.\u00a0One excuse I’ve heard for not giving out\u00a0the address is “This policy has become necessary because we have had guests arrive days or weeks before their scheduled arrival date disturbing the privacy and peaceful enjoyment of the current guests.” <\/em>I’ve been in this business for over 10 years and I’ve never had that happen to me. I seriously doubt that this is such a out of control problem that a policy had to be implemented to cure the problem.\u00a0The real reason behind this policy is bait and switch. Pay for one home and get another when you arrive.\u00a0 This way you have no legal recourse for a refund should you not be happy with your “Bait and Switch” Rental.<\/li>\n
  4. Brand Name:<\/strong>A professionally licensed Property Management company will have spent\u00a0a lot of time and effort into their Trade Name and the Broker for the company will be tied to that name.\u00a0\u00a0These companies have a\u00a0reputation to uphold and any\u00a0official complaint of illegal activity that is\u00a0found to have any merit\u00a0will stay with that\u00a0Broker for the\u00a0rest of his life.<\/li>\n
  5. Staff: <\/strong>A Property Manager will have regular office hours with a team of qualified Rental Agents,\u00a0Managing Broker, On Call Maintenance Staff,\u00a0Professional Cleaning Staff and an Accounting department\u00a0to oversee the Trust Account and the Operations\u00a0Account. A Property Manager will always have an after hours emergency contact number that you can call\u00a0for assistance.<\/li>\n<\/ol>\n

    The Cons: <\/strong><\/p>\n

    1. Money: <\/strong>You just gave a large sum of money, months in advance of your reservation to\u00a0a private owner or unlicensed company offering homes for rent. In this economy with the number of foreclosures on the market, businesses closing their doors every day and not to mention online schemers posing as For Rent By Owners. Who is watching out for you and protecting your best interest? I wouldn’t be able to sleep at night thinking about it.<\/li>\n
    2. Reputation: <\/strong>It would be very difficult to research a private owner online to see if they have a lot of complaints against them. Good luck trying to find anything about them if\u00a0their name happens to be a really common name like John Smith.\u00a0If you are unhappy with your rental what possible reason would a private owner have for trying to come to a favorable conclusion to the problem? They don’t have a trade name to protect,\u00a0a manager to answer to or any official\u00a0government licensing division that protects consumers.\u00a0How could you escalate this to the next level if need be?<\/li>\n
    3. After Hours Maintenance and Emergencies. <\/strong>Who you gonna call when a pipe\u00a0breaks at 2:00 am? Is the homeowner\/landlord your only means of communication\u00a0during a\u00a0maintenance emergency?\u00a0What if the owner\/landlord\u00a0is traveling\u00a0or out of the country? Chances are if someone owns a vacation home they are also a\u00a0busy professional dealing with the\u00a0day to day demands from their own life’s and families.\u00a0How fast are they going to respond to your maintenance emergency?\u00a0Do they have back up accommodations for you should something happen to your rental\u00a0home? Are you\u00a0going to spend the day trying to find another property or spend the day trying to find a\u00a0decent hotel\/resort with\u00a0vacancy?<\/li>\n<\/ol>\n

      I hope my Pros and Cons list didn’t come across as to Biased. I welcome any discussion you\u00a0wish to have on the matter.       Arizona Corporation Commission:<\/strong> http:\/\/www.cc.state.az.us\/<\/a> Here you can look up a Corporation or LLC and see if they are currently licensed and in good standing.<\/p>\n

      Maricopa County Assessor:<\/strong> http:\/\/mcassessor.maricopa.gov\/the-assessor\/<\/a> Here you can look up Deeds, Tax Records, and other official Documents pertaining to Residential Real Estate.<\/p>\n
